Q. Animal Control -- Who do I call to complain about dogs barking, dogs or cats on the loose or not controlled, and other animal complaints ... do I call one of The Terraces Board officers?
A. No, you do not call one of The Terraces Board officers. You call the City of Albuquerque Animal Services at #768-1975. HOWEVER, if it is an emergency control situation such as a dog threatening or biting a person, dial them at #311. Now, if you know the animal's owner, you have the option of first contacting them to advise them of the situation.
Q. Common Areas Within The Terraces -- I don't know what the common areas are within The Terraces> How do I find out this vital bit of information?
A. You could contact one of your neighbors who is a member of the Grounds & Maintenance Committee. See their names and phone numbers listed below. They will gladly help you.
Q. Garbage Cans -- Am I really supposed to store my gabage can out of sight?
A. Well, yes! It does make sense to voluntarily store them out of sight for the sake of appearance. Not only that, we are required to do so. That's according to Subdivision Rule #1 of the Declaration of Restrictions -- you can look it up and read it for yourself.
Q. Landscaping, Construction, Adding Gazebos, Adding On To Patios, Removing Trees, Etc., Etc. -- Can I do anyting I want?
A. Whoa! You better read the Declarations and Restrictions at Sec. 8.01 thru 8.04d.! Be careful here. Be sure to do your due diligence coordination with the Architectural Control Committee. What's that ... you're not sure you like this!? Hmmm ... surely you would recall knowingly purchasing your lovely home in a neat planned unit neighborhood with a Declaration of Restrictions, which merely requires us to do the very things that helped attract us to the neighborhood in the first place. Please work with the Committee ... it's not that difficult.
Q. Mail Box -- My mail box is dilapidated and ugly and the post leans to one side ... what should I do?
A. The Webmaster says, "Fix it." But, remember the Declaration of Restrictions address the standard mailboxes & posts & standard white color requirements.
Q. Paint Code -- Can I paint the exterior of my house any color I choose?
A. No, please refer to Subdivision Rule #2 of the Declarations. There you will see that the required, approved color formula PER GALLON is: Poly-Vi -- WHITE BASE, C3, I1/2, L1/2, M4. This mix is also at times referred to as "Hanley Match Aura"; not Hanley Aura but "Hanley Match Aura". The exterior trim color is Hanley 6001 White. Now, while Hanely is no longer in business, with the information for this Subdivision Rule, you or your painter should be able to get this mix at any reputable paint store. SUGGESTION!! It's best to test the paint mix on a small area of your house first to assure the painter or the store mixed it properly ... if they did not, then take it back and require that they get it right.
Q. Parking On the Street -- There are often a lot of cars parked on the street along the curb. Is this legal?
A. It is legal because the street is public City property. However, everyone is encouraged to park vehicles inside their garage, in their own driveway, or in front of their own house as often as possible. It helps to encourage your visitors to do so.
Q. Parking In Front of My Neighbor's Mail Box -- My visitors often park in front of my neighbor's mailbox. Should I be concerned that it sometimes impedes the mailman and concerns my neighbor?
A. The Webmaster believes we should all be respectful and courteous to the mailman and our neighbors at every opportunity. Yes, due to our patio-home style neighborhood, parking can be a bit tight. We all need to have our visitors use our own garage, driveway, and curbside space first. At times more space may be required. Just be cognizant of what you are doing and the inconvenience you may be causing and try to work it out with your neighbors. And, surely you do not let your visitors leave their vehicles in front of your neighbor's house for extended periods of time, especially when space is available at your house -- surely not.
Q. Salaries of the Officers of the Terraces Board and Various Committee Members -- How much do we pay these officers and committee members?
A. Nothing, zip, zero! They are volunteers, and they need your help.
Q. Satellite Dishes -- Can I install a satellite dish on my house?
A. As long as you comply with the Declaration of Restrictions and coordinate your proposal first with the Architectural Control Committee, you are likely to be able to proceed. See the Declaration page 10 at Section 3.02 (j) and (k), which requires that your dish not be visible from neighboring houses. See the Declaration page 31 thru 34 at Section 8.01 thru 8.04, which provides the required coordination measures with the Architectural Control Committee.
Q. Voluntering To Help In The Terraces -- Often when I call one of The THOA Board officers about an occasional concern within The Terraces, they encourage me to volunteer and become involved as a Board officer or committee member ... why do they do that?
A. Because it is your neighborhood, too. In any given year your contribution as a volunteer can prove to be invaluable to our goal of improvement and protection of the value, desirability and attractiveness of The Terraces. So, call, volunteer, jump in, learn, and help out!
Q. Water -- Broken City Water Line or Broken City Parks Sprinkler Line -- If I notice a broken City water line in one of the City medians on Lowell or Academy or elsewhere in the City, how to I report it?

Q. Water -- Leak Within The Terraces Common Areas -- Who do I call if I notice a leak within The Terraces common areas?
A. Call a member of the Grounds & Maintenance Committee
Q. Weeds in My Neighbor's Yard -- My neighbor has weeds in their front yard. What should I do about it?
A. You could volunteer to help them pull up the weeds. Or, you could wait for The Terraces Board to write your neighbor a letter to clean up their unsightly yard. The Board does send such letters as they have opportunity to do so.
Q. Window Coverings Inside My Home -- Based on the Declaration of Restrictions, can my drapes, curtains, blinds, shutters, etc. that face and are visible from the street be any other color but white?
A. It states in the Declaration of Restrictions (Sec 3.02.p.) ... "Those portions of all window coverings which are visible from the public right-of-way must be the color of white, off-white or beige."
